Why Roof Ventilation Matters
Roof ventilation isn't a glamorous topic, but lack of it is the single biggest cause of premature roof structure failure in modern British houses. Warm moist air rises out of your living space, gets into the loft (no matter how well-sealed the ceiling is), hits the cold underside of the roof structure, and condenses as water on the rafters and the underside of the felt. Over years, that water rots the rafters, the wallplate and the felt itself — and you've no idea it's happening until something fails.
Modern Building Regulations require continuous ventilation into the loft equivalent to a 25mm gap along both eaves (low-level) and a 5mm gap at the ridge (high-level), to create a constant airflow that flushes the moist air out before it can condense. Older houses built before about 1985 generally have no purpose-made ventilation at all, and houses with newer breathable membranes still need the ridge vents to work properly. Most Leicester roofs we look at need the ventilation upgrading.
Ridge Vents
Ridge vents replace the standard mortared ridge tile with a vented version that allows warm air to escape from the ridge while keeping rain and snow out. We use the Klober Uni-Click and Marley RidgeFast systems most often — both work with a wide range of ridge tile profiles and integrate with a dry-ridge fixing system that mechanically holds the ridge tiles in place rather than relying on mortar.
Retrofitting ridge vents to an existing roof is usually a 1-2 day job, depending on ridge length. The existing ridge tiles come off, the vent system goes on, and the original ridge tiles (or new matching ones) re-fit on top. The roof looks identical from the ground but is now properly vented.
Soffit & Eaves Ventilation
Eaves ventilation is the low-level intake side of the system. Three options: continuous over-fascia vent strip (a 25mm slot fitted under the leading edge of the tiles, between the felt and the fascia); slotted-vent uPVC soffit boards (the soffit itself has vent slots cast in); or circular soffit vents fitted into solid soffit boards.
When we replace fascias and soffits, eaves ventilation is included as standard. On older houses where the existing soffits are solid timber and we're not replacing them, we can drill in circular soffit vents at appropriate spacing without disturbing the rest of the eaves.
In-Line Tile Vents & Mid-Slope Ventilation
On hipped roofs, complex roof shapes, or where ridge access is difficult, in-line tile vents are an alternative high-level outlet. These are special vented tiles (matching the profile of the rest of the roof) that fit halfway up the slope and provide the high-level airflow that would normally come from the ridge. Klober and Marley both make ranges that match most common tile profiles in the UK.
We also use them to provide soil vent pipe (SVP) terminations through the roof, in place of the older through-tile flashings. Cleaner appearance, better weatherproofing, and they double as roof ventilation.
Frequently Asked Questions
How do I know if my loft has condensation problems?
Look for: water staining on rafters or felt, black mould on the underside of the roof timbers, dripping from the felt onto insulation, rusted nail tips poking through the felt, or musty smells. If any of these are present, ventilation is inadequate.
Can I just open the loft hatch to ventilate it?
No — that pulls more warm moist air from the house into the loft, making the problem worse. Loft ventilation should always be from outside-to-outside (eaves to ridge), with the loft hatch sealed.
Do breathable membranes mean I don't need vents?
Breathable membranes help, but they don't replace the need for ventilation in most installations. Manufacturers specify minimum ventilation rates even with breathable felts.
Can you retrofit ventilation without replacing the whole roof?
Yes — that's most of what we do in this category. Ridge vents, in-line tile vents, soffit vents and over-fascia vents can all be retrofitted to an existing roof in a 1-3 day job.
What does ventilation cost?
Retrofitting a full ridge vent system on a typical 3-bed semi is usually £600-£1,200 inclusive of scaffolding. In-line tile vents are £80-£150 per vent installed.
